POSITION:                            MAINTENANCE TECHNICIAN – LEVEL 1

 

REPORTS TO:                     Director of Facilities and Maintenance

 

SALARY RANGE:               $40k annually, depending on qualifications and experience

 

DEADLINE:                         This position is available now

 

RESPONSIBILITIES:

Under general supervision, is responsible for performing skilled and semi-skilled work associated with the maintenance and repair of the College’s facilities and grounds.

 

Major Duties:

·         Performs various preventive maintenance tasks on HVAC systems, according to schedule;

·         Repair, and maintain electrical systems for all campus buildings;

·         Replacing light bulbs, light ballasts/drivers, switches and outlets inside and outside of campus buildings;

·         Repair, and maintain plumbing fixtures for all campus buildings;

·         Performs plumbing tasks, such as repairing burst pipes, and unstopping clogs from toilets, sinks, and drains;

·         Troubleshoots electrical equipment with a meter; communicates findings to team members;

·         Assists with renovation, painting, and/or carpentry projects as assigned;

·         Performs equipment diagnostic checks on maintenance vehicles, engines, and other motorized operating systems;

·         Maintains required records and logs, and uses/maintains a variety of equipment necessary for completion of duties;

·         Inspects automatic doors and elevators according to schedule;

·         Appropriately and safely uses and maintains a variety of tools, materials, and equipment;

·         Responds to emergency requests for repairs;

·         Interacts with contractors to ensure timely completion of work;

·         Ensures campus grounds are kept free of debris and trash;

·         Conducts landscaping tasks including cutting, edging, weeding, leaf blowing;

·         Commutes between campuses as required;

·         Moves furniture and equipment to support special events, installation, and surplus activities

·         Other work-related duties as assigned by supervisor.

 

MINIMUM QUALIFICATIONS:

·         High School Diploma or equivalent

·         Valid Georgia driver’s license

·         Willingness to complete a Technical Diploma or Associate of Science degree in Electrical Control Systems, Electrical Systems Technology, or Air Conditioning Technology within three years of employment.

 

COMPETENCIES:

·         Effective interpersonal skills with other employees, students and vendors;

·         Ability to work at any campus location needed;

·         Knowledge of the tools, equipment, materials, and practices and procedures of building and grounds maintenance;

·         Ability to work at elevated heights, climbing ladders and stairs, and work in confined spaces;

·         Basic computer skills (e.g. Microsoft Office – Excel and Word);

·         Knowledge of safety policies and procedures;

·         Basic knowledge of plumbing, electrical, hydraulic and HVAC systems;

·         Effective oral and written communication skills.

 

PREFERRED QUALIFICATIONS (in addition to minimum qualifications & competencies):

·         Post-secondary diploma or higher in HVAC, building maintenance, industrial systems, commercial electrical technology, and/or plumbing from a regionally accredited college or university;

·         Building maintenance work experience in a commercial, industrial, healthcare, or educational setting;

·         Bilingual language skills (i.e. Spanish/English) is a plus.

 

PHYSICAL DEMANDS:

The work requires frequent lifting, carrying up 50lbs, and pushing/pulling up to 200lbs; the ability to sit, stand, walk throughout campus, stoop, bend, crouch, climb ladders; and use tools and equipment that require dexterity;

A high school degree or GED *and* One (1) year of experience in a skilled trade (electrical, carpentry, plumbing) or building maintenance.
