This job is a full time, benefited, FLSA non-exempt position in the Technology & Operations that reports to the Facilities Manager.

 

Salary: Targeted salary is commensurate with education and experience not to exceed the budgeted amount of $50,960.00 per year.

 

Scheduled Hours:

Day position: Monday through Friday 7::00am – 4:00pm with occasional Saturday and excepting rotational emergency on-call responding as needed.

 

Location: This position is located primarily on the Lawrenceville Campus.

 

Minimum Qualifications (Job Code 30518 Category 2)
A high school diploma or equivalent *and* One (1) year of experience in a skilled trade or building

maintenance

 

Preferred Qualifications: 

Knowledge of general maintenance and repair of welding, HVAC, carpentry, electricity, plumbing, etc.; of tools, equipment and materials; of facility repairs. Working skill in diagnosing maintenance and repair problems; working ability to repair facilities mechanical equipment systems; to read, interpret and apply construction plans, specifications and blueprints; to follow oral and written instructions. Ability to lift, push, and carry heavy items. If offered a position, employees in this department must complete the Hazardous Materials Training as well as the Bloodborne & Airborne Pathogen training annually and complete Pre-employment Drug Screen. This position is subject to random drug screening.

 

Job Description Summary: Under general supervision, maintains proper care of technical college facilities. Performs a variety of routine duties such as, light carpentry, light mechanical, light electrical, light plumbing, painting, moving furniture, hanging curtains, etc. May provide care and routine maintenance of grounds. May distribute and maintain materials, tools and equipment. May perform some custodial activities as needed from time to time.  May distribute and maintain materials, tools and equipment, for interior and exterior surfaces, trimmings, and fixtures of buildings.

Duties/Responsibilities:

Percentage of Time:

Maintenance and repair of college’s facilities and grounds.

·          Repairs gypsum, concrete and hard surfaces

·         Performs painting repairs appropriately

·          Assists with renovation projects as assigned

·          Assist with carpentry projects

·          Uses and maintains a variety of tools, materials and equipment

·          Maintains required records and logs

·          Maintains proper care of a technical college facilities

·          Coordinates the work of maintenance and custodial staff as directed by supervisor

·          Responds to emergency requests for repairs

·          Distributes and maintains materials, tools and equipment

·          Performs a variety of duties related to the job, such as, replacing light bulbs and ceiling tiles

·          May transport materials from satellite locations

·          Assist maintenance department as necessary with daily operations

 

40%

Installs, maintains, repairs and renovates plumbing hardware.

·         Follows all risk management policies in performing work.

·         Performs all plumbing repairs according to established standards and applicable codes.

·         Properly installs, repairs, and replaces items such as valves, pipe fittings, water mains, control valves, high pressure steam lines and sewer, gas, air and water lines.

·         Uses appropriate equipment to clear drain lines.

 

10%

Constructs, maintains, repairs and renovates fixtures and furniture. Relocates audiovisual equipment, furniture and bulk items. May operate forklift.

·         Performs all repairs and relocations in accordance with verbal instructions.

·         Demonstrates general carpentry knowledge by the selection of appropriate tools and techniques.

·         Completes all assignments according to established time frames and production guidelines.

·         Follows all risk management policies in performing work and operating forklift.

·         Promptly notifies supervisor of problems encountered.

Performs preventive maintenance on equipment and HVAC systems.

·         Thoroughly lubricates and cleans equipment in accordance with assigned PM schedules.

·         Promptly answers after hour calls and makes repairs as needed.

·         Promptly reports all equipment failures and maintenance problems to the supervisor and logs them in the log book.

Uses and maintains a variety of tools, materials and equipment.

·         Selects appropriate tools, materials or equipment following established policies and procedures.

·         Returns all tools, materials and equipment to appropriate storage area.

·         Promptly reports any lost or broken tools or equipment to appropriate personnel.

·         Uses tools according to manufacturer’s instructions and other safety guidelines.

·         Efficiently alters new tools to conform to established security and/or safety specifications.

 

10%

Maintains required records and logs.

·         Accurately maintains and submits clear, legible records of work performed.

·         Accurately maintains time sheets.

·         Submits records and logs within required time frames.

 

5%

Maintains fire alarms, sprinkler and security systems. Inspects, maintains and repairs automatic doors to ensure conformity with the American Disabilities Act.

·         Thoroughly cleans, inspects and repairs fire horns, bells, and smoke detectors on an established basis, or at the direction of supervisor.

·         Repairs, replaces and inspects sprinkler heads valves and sprinkler system controls as needed and within specified time frames.

·         Thoroughly checks/repairs locks, cylinders, hinges, door closers and related security hardware and electronic systems.

·         Thoroughly inspects, maintains and repairs automatic doors and promptly reports irreparable problems to supervisor.
