SUMMARY
The Loss Mitigation Underwriter position manages and reviews all loss mitigation package documentation to decision files per Investor/Insurer timelines. Review all loss mitigation documents in accordance to the compliance timelines associated with State Home Mortgage Investors, Insurers and agency standards for all Loss Mitigation related programs. The Loss Mitigation Specialist is responsible for the administration of loss mitigation programs for numerous investors and insurers.
MINIMUM ELIGIBILITY REQUIREMENTS
- Bachelor’s degree in Business Administration, Finance, Real Estate or a related business field is preferred
- Two years of experience in loss mitigation, collections, mortgage servicing, or loan processing experience or an equivalent combination of education and experience sufficient to perform the job duties and responsibilities of the job, as determined by The State of Georgia
- Experience in reviewing FHA, Fannie Mae, USDA and VA loss mitigation and default guidelines
- Strong understanding of mortgage and default documentation
- Ice Technologies (Formerly Black Knight) experience preferred
- Strong computer skills including Microsoft Office Suite
- Excellent analytic skills, attention to detail, and ability to work within time constraints
- Self-motivated, comfortable taking initiative and handling multiple projects simultaneously
- Professional and excellent level of interpersonal skills to work effectively with others
- Solid decision-making skills with display of professionalism in maintaining confidentiality
- Proven problem-solving and team building skills
- Fast learner with the ability to rapidly acquire detailed knowledge of departmental policies, practices and procedures
- Must be organized and possess excellent customer service skills
- Ability to multi-task, meet deadlines, and work in a fast-paced environment
- Reports to work on a daily and timely basis
JOB DUTIES AND RESPONSIBILITIES
Essential Duties:
- Evaluate the financial position of the mortgagor(s) to determine the appropriate workout option best suited for the situation; this entails a review of the mortgagor(s) income and expenses, income tax returns, balance sheets/income statements for self-employed borrowers and credit reports
- Prepare necessary documentation to complete repayment plans, forbearance plans and Loan Modification Trial Agreements in accordance with Investor/Insurer Guidelines
- File and monitor Claims for loss mitigation workouts in accordance with Investor/Insurer guidelines
- Provide documentation to Investor Accounting department and Customer Service department to update LPS to reflect modified terms and produce new coupon books or statements as appropriate
- Identify and submit qualified Loss Mitigation cases to appropriate Investor/Insurer for final modification approval
- Close and remove all loss mitigation stops and flags upon loss mitigation completion
- Prepare, scan, and index all loss mitigation documents
- Monitor status of repayment plans, forbearance plans, and trial period plans and update servicing system and investor system of record with payment records as needed
- Accurately and timely update servicing system to reflect current status of file
- Maintain updated desktop procedures for job duties.
Communication:
- Respond politely and courteously to customer inquiries via email and telephone and make sure that any problems they have is resolved
- Mail additional document request notifications to borrowers within allotted timeframe to remain in compliance
- Mail acknowledgment letters to borrowers within allotted compliance timeframe
- Mail all approval, denial, and appeal decision letters within allotted compliance timeframe
- Handle all written correspondence between the borrowers, client, investor, insurer, subordinate lien holders, real estate agents, consumer credit counselling services, foreclosure attorney, and 3rd party vendors
- Excellent level of oral and written communication skills. Ability to communicate across a variety of audiences.
Administrative:
- Manage files from acknowledgment to submission
- Request and follow up on foreclosure holds as necessary
- Request and follow up on foreclosure cost and fee
- Release daily Loss Mitigation print jobs
- Perform other related duties, as assigned
WORKING CONDITIONS (TRAVEL, HOURS, ENVIRONMENT)
This position is salaried. Work hours are between 8:00am - 6:00 pm on Monday-Friday.
While performing the duties of this job, the employee will work primarily in a climate- controlled office environment with minimal safety/health hazard potential
PHYSICAL / SENSORY REQUIREMENTS:
Work is principally stationary, but the person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc., and constantly operates a computer and other office equipment.
Must be able to remain in a stationary position 50% of the time.

Must be able to operate office equipment.
Must be able to establish and maintain effective working relationships with employees, tenants, and community agencies and other entities that provide services.
